墨尔本房价2014才见底 屋主不肯贱卖房源缩水
一份新的调查显示，墨尔本的房主暂时还无法放下心头大石，因为其房价起码还要再跌一年。
Australian Property Directions的受访者(包括四大银行在内)都表示，尽管所有州府城市的房地产市场预计都将回弹，但对墨尔本来说，真正的复苏却得等到2014年才会到来。
尽管拍卖清盘率有所改善，但拍卖物业的数量却落后于2011年录得的水平，显示墨尔本房主不肯在价格上迎合市场预期。
Australian Property Institute的维州分会主席Justine Jacono说，住宅价格的下跌预计将反映在商业和工业上。他表示：“墨尔本还未到达周期底部…受访者认为，未来2年内，随着房地产市场进一步回升，墨尔本将会落后于悉尼和布里斯本。”

THERE is no relief in sight for Melbourne property owners, with prices set to fall for at least another year, according to a new survey.
Australian Property Directions survey respondents, including Australia's big banks, said that a recovery is not expected until 2014 when real estate markets in all of the nation's capital cities are expected to improve.
The news comes as Melbourne home owners refuse to meet the market, with auction listings significantly behind numbers recorded last year despite improved clearance rates.
Justine Jacono, Victorian president of the Australian Property Institute, which conducted the report, said residential price falls are expected to be mirrored in the commercial and industrial sectors.
"Melbourne is yet to reach the bottom of the cycle ... in two years time, respondents see residential property as moving further along the upswing with Melbourne lagging behind Sydney and Brisbane,'' Ms Jacono said.
But the Real Estate Institute of Victoria (REIV) offered a glimmer of hope for home sellers, arguing the bottom of the cycle has already been reached in Victoria.
"While we will only be certain that the bottom of the current cycle was reached after it has happened, REIV analysis indicates we have been at the bottom of the residential cycle in terms of prices and demand for the entirety of 2012,'' said REIV spokesman Robert Larocca.
"The key determinant about when we rise from this position will be levels of consumer confidence, when that rises on a protracted basis we will expect an upswing in the market,'' Mr Larocca said.
Last weekend, clearance rates in Melbourne rose slightly from 58 per cent the weekend before to 60 per cent - 4 per cent up on the same time last year - and on August 26, jumped 11 per cent over clearance rates at the same time in 2011.
But the number of homes being listed remains lower as real estate agents continue to call for vendors to meet the market if they want to sell.
Nationwide, Sydney residential properties are seen to be on the upswing, while Brisbane has reached the bottom of the market and is set to start ticking upwards again in the next twelve months.
