黑镇(Blacktown)成悉尼房产投资新热点
5月24日消息 就在悉尼房产持有者等待市场回温复苏时,黑镇(Blacktown)区成为今年目前物业销售的黑马。
根据5月22日公布的数据显示,Penrith以及艾士菲(Ashfield)等地区的物业销售下滑三成,而全州物业也下滑6.8﹪。
Mosman和Manly地区的物业销售同样受到创击,下滑二成六。而悉尼地区房屋价格在最近三个月再度下跌2个百分比。
专家指称这些房价下跌区域的屋主正在等待整体房价回温,不过也不是所有地区销售录得下跌,黑镇(Blacktown)和Sutherland地区就呈现逆势上扬的局面。
新州地产协会的数据显示在黑镇地区的地产销售飙涨140%,包括Kellyville Ridge右边直到Mt Druitt地区。
另外Sutherland地区附近的郊区也是属于逆势上涨的区域,包括Caringbah、Menai和Cronulla销售量都上涨82%。
Australian Property Monitors的Michael McNamara表示,尽管数据仅仅显示过去三个月的变化,但是可以被视为地产投资人信心回温的契机。

Suburbs beat housing slump

WHILE struggling Sydney homeowners are waiting out the property market slump, Blacktown is leading a confident charge with a staggering number of sales this year.
Figures released yesterday show house sales have fallen more than 30 per cent in areas such as Penrith and Ashfield and 6.8 per cent across the state.
Mosman and Manly have also been hit hard, with sales dropping off by up to 26 per cent. Sydney prices dipped again by 2 per cent in the past three months.
Experts say homeowners in those areas are reluctant to sell until prices rise, but Blacktown and Sutherland appear to have bucked the trend.
The Real Estate Institute of NSW figures showed sales had skyrocketed 140 per cent in the Blacktown area, which stretches from Kellyville Ridge right through to Mt Druitt.
In the Sutherland Shire, which covers suburbs including Caringbah, Menai and Cronulla, house sales have increased 82 per cent this year.
While Michael McNamara at Australian Property Monitors said the figures covered only three months and could change, they were a sign of confidence returning to the property market.
"Those areas have probably benefited from a little bit more confidence, interest rates (are on hold), we know the market did pick up quite strongly in terms of buyer confidence," he said.
The institute figures also gave a snapshot of the top five most affordable Sydney suburbs. Campbelltown topped the list with an average house price of $286,000 followed by Penrith, Hawkesbury and Fairfield.
Woollahra, Manly and Waverley have relegated Hunters Hill to fifth on the list of the top five most expensive suburbs. Experts said buyers were choosing "lifestyle suburbs".
Mosman topped the list with an average house price of $1.68million followed by Woollahra with a median price of $1.56 million.
Real Estate Institute president Christine Castle said overall sales were down across the state.
"People are reluctant to sell, perhaps because the market is flat," she said. |
