MELBOURNE'S booming property market has put renters between a rock and a hard place, with weekly rents in popular suburbs jumping by up to $100 in 12 months.
Average rent on a three-bedroom home in Port Phillip has skyrocketed by 23.1 per cent -- up from $431 in March 2006 to $530 in March this year.
Families in Glen Eira and Moonee Valley have also been hit hard, with average rents rising 18 per cent in the year.
The Victorian Council of Social Services figures showed 14 Victorian suburbs have had rent rises of more than 15 per cent for three-bedroom homes.
The release coincided with figures from the Housing Industry Association, showing almost a third of Melbourne home owners are under mortgage stress.
Since August last year, three interest rate rises have seen the figure soar by 15.8 per cent, having an impact on 110,603 Melbourne households.
HIA director Caroline Lawrey said many families were being trapped by the rate rises.
"Australian families aren't keen to get into mortgage stress, many have little choice," she said.
"Average Victorians are being squeezed out of home ownership and the rental market is offering little relief as vacancy rates are at all time lows and rents are increasing much faster than general inflation."
VCOSS chief Cath Smith said rising rents were hitting hard in the outer suburbs and some regional areas.
Rent on a two-bedroom flat has jumped by more than 20 per cent in Swan Hill, Macedon Ranges, Port Phillip, South Gippsland and Melton.
" People in a lot of these areas would have been trying to save towards a home deposit, and instead those savings have been eaten by rent rises," Ms Smith said.
"Instead, they're paying an extra $50 on rent and an extra $50 on petrol -- suddenly, they need to find a spare $100 a week just to stay on level."
Australians for Affordable Housing spokesman David Imber said middle income families were being pushed further out in the suburbs.
"What's particularly disturbing about the rental figures, is that some of these are areas that are already quite expensive -- to see serious double digit increases just proves that the problem is getting worse at a fast pace," he said.
"If we don't have urgent action, we'll see inner-city areas off limits to middle and lower income families."
Mr Imber said all levels of government needed to address the issue, prioritising more affordable housing.
"More affordable stock would take the pressure off all renters," he said.
Lack of rental vacancy continues to drive rental prices up.
New Melbourne rental vacancy rate figures from Hamton Property Group show Brunswick East, Clayton South, and Balaclava have rates of under 0.5 per cent.
