最新统计澳洲房价轻微上涨 西澳北领地急涨超前
5月30日足迹网消息 据澳洲统计署最新公布的数据显示,截止3月底的季度全国房价平均升幅为1%,比截止去年12月的2.2%上季度涨幅有所放缓,但比去年同期上涨3.6%。
全国大部分地区房价都有不同程度上扬,其中霍巴特上涨3.4%,达尔文上涨3%,阿德雷德上涨2.4%,墨尔本上升0.8%,堪培拉微升0.2%,布里斯班保持不变。唯独悉尼房价录得1.2%的跌幅。
其中西澳佩斯更以8.8%的季增幅、23.9%的年涨幅居冠,中间价位已达$335,000;北领地以21.8%的年涨幅居次。墨尔本房价年增幅为3.8%,房产中间价位为$359,000,悉尼的房产中间价则达$516,000。

The latest established house price figures from the Australian Bureau of Statistics (ABS) show steady but unspectacular growth in most states over the past quarter.
Bucking the trend are Western Australia and the Northern Territory, which both showed dramatic increases, leading the pack in all categories.
Overall, the March quarter figures show the price index for established houses in Australia showed a slight increase of 1%, a slowdown on the 2.2% December quarter movement. Over a 12-month period established house prices increased 3.6%.
These increases were felt across the nation, with Hobart recording a 3.4% increase, Adelaide 2.4% and Melbourne 0.8%. Perth recorded a strong 8.8% increase. Brisbane remained unchanged, and Sydney recorded the only fall (of 1.2%).
Real Estate Institute of Australia president Tony Brasier said: "Steady growth in the housing market in much of Australia should be maintained although interest rates and petrol prices are having an effect. The gentle decline in the Sydney market represents a continuing trend to a more even keel, following the dramatic price rises we saw a few years ago."
Looking over the past 12 months (March 05-March 06), the figures reveal that Perth has been the strongest performer, with a huge 23.9% increase in housing prices. Median house price in Perth is now $335,000. Melbourne's median house price is $359,000 and in Sydney this figure stands at $516,000.
"WA remains in catch-up mode with its booming property prices, although this has also been driven in large part by the booming export market for commodities," said Brasier.
The Northern Territory also recorded strong growth as homebuyers and investors snap up properties as demand outstrips supply. House prices increased 2.1% in the Northern Territory during the March quarter to $335,000. This is a large jump of 21.8% compared with the March quarter 2005.
