新州NSW新建房数量萎缩加重租客负担
9月16日消息,由于上个财政年度,新州新建别墅及单元房仅有29,300套,创下澳州统计局自1969年有数据统计以来最低水平,悉尼房屋承受力危机将加重。
BIS Shrapnel的经济学家Rob Mellor表示,这个数据是50年代以来最低的。
Mellor说,“新州民用建筑行业陷入低迷状态,五年来一直持续下跌。”
新州房屋空置率已经处于1.5%的水平,但由于进入市场的房屋数量不多,这一比例还有下跌的趋势。

4月份到6月份,全澳新建房数量下跌了4%。 下跌最严重的的是新南威尔士州,达20%之多。
CommSec经济学家Martin Arnold说,新州新建房数量下跌如此严重,对很多人来说都是个坏消息。不仅是对建筑商,其它行业,如硬件,家具,地毯,零售业等都会受到影响。
一项新的调查显示,住在城市边缘的低收入妇女受到的影响最大。房东或者房产中介可能会强迫她们接受一些不公平的租赁条件。虽然这种现象不普遍,但是会针对某些特定的社会群体。
这项调查由Wizard房屋贷款和Fujitsu咨询公司共同进行,26,000人参加了这次调查。
Wizard主席Mark Bouris说,有不少无赖房东在租赁房屋时肆无忌惮,给房客加诸不合理的条件。
Bouris呼吁,应该建立一个无良中介的黑名单,保护房客的利益。
Fujitsu经理Martin North表示,正是由于房屋供应量稀缺,才会造成目前一些房东或者中介欺诈房客的现象。
调查发现,在新州,遭遇不公平房屋租赁的家庭有13,000户,而维多利亚州数目有所下降,大约为9700户。

SYDNEY'S housing affordability crisis is set to deepen, with only 29,300 houses and units starting construction across NSW in the last financial year, the lowest level since the Bureau of Statistics started collecting data in 1969.
The BIS Shrapnel economist Rob Mellor said the figures were the lowest since the late 1950s.
"NSW's residential construction downturn gets worse and worse," he said. "It's the fourth year of decline, and the fifth year in a downturn. We think the figures are the lowest since 1958 and 1959. They are diabolically low."
There is no relief on the rental front either, as Sydney's extremely tight residential rental market is set to tighten from its current 1.5 per cent vacancy level.
"As residential construction has fallen by about 50 per cent from its peak four years, I expect the vacancy rate might get to below 1 per cent next year, which hasn't been seen since 1986," Mr Mellor said.
A lack of investor interest due to poor yields would delay any recovery for many years.
"Investors are sitting on the sidelines. The Sydney market is now so dominated by high-rise density that unlike previous cycles, or as in other states, it needs investors to return to the market before construction can get under way," Mr Mellor said.
The number of houses or units being built fell by 4 per cent across Australia in the three months to June. Most of the weakness came out of the NSW housing sector, with the state recording a 20 per cent fall in housing starts in the quarter.
The CommSec economist Martin Arnold said weakness in NSW residential construction was bad news for many, "not just for builders and tradespeople but a range of businesses such as hardware, furniture, carpet and department stores".
The lack of affordable housing has led to an increase in predatory lending practices.
A new survey shows women in low-income households on the urban fringe are the main victims of predatory lenders. Predatory lending - where a lender or broker pressures a borrower to accept unfair loan terms and conditions - is not widespread, but is targeted at specific social groups.
The survey, based on interviews with 26,000 people and follow-up focus groups, was commissioned by Wizard Home Loans and Fujitsu Consulting.
Wizard's chairman, Mark Bouris, fingered "a few rogue lenders" for unscrupulous lending practices, which were estimated to have ensnared almost 40,000 households with a mortgage.
Mr Bouris called for a "red list that named and shamed predatory lenders [and] would protect borrowers from those who prey on people in a vulnerable situation".
The author of the report, and managing consulting director of Fujitsu Consulting, Martin North, said predatory lending was very closely related to a lack of affordable housing.
NSW households were over-represented among the victims. Predatory lending affected more than 13,000 households in NSW, compared with 9700 in Victoria, the report showed. |
