11月9日消息  随着澳洲储备银行8日将官方基准利率再次上调0.25个百分点,房租上涨也将立杆见影。

一间地产投资公司预测,房屋租金会因为加息而一起上涨。地产投资公司Braxton Chase总裁Andrew Donnelly表示,加息会引发广泛的加租,因为住宅房屋的需求增加,同时,屋主将房屋贷款上升的成本转嫁给租客。

他列出房东为了弥补额外的房贷按揭成本而可能加租的幅度。出租房如果价值$30万元,每周房租250元,便要加租4.8%,或每月加12元。

出租房如果价值75万元,周租650元,就要加租6.2%,或一周多40元。这还没有把每年通常平均要加房租10%以上计算在内。

RENTS are tipped to rise on the back of today's interest rate hike.

The Reserve Bank of Australia has raised the official cash rate by a quarter of a percentage point to 6.75 per cent and mortgage rates are expected to follow within days.

Property investment firm Braxton Chase said the rate hike would trigger widespread rent increases as demand for residential property grows and landlords move to recoup growing loan costs.

For landlords to cover the extra cost, rents on properties worth $300,000 would need to rise by about 4.8 per cent, or $12 per week, assuming weekly rent of $250, Braxton Chase chief executive Andrew Donnelly said.

Rents on properties worth $500,000 would need to increase by 5.6 per cent, or $25 a week, on a weekly rent of $450, while on properties worth $750,000, the required hike would be 6.2 per cent, or $40 a week, on a weekly rent of $650.

"These increases are on top of general rental increases, averaging more than 10 per cent annually," Mr Donnelly said.

"The interest rate rise isn't great news for principal buyers, but it's the latest in a series of positive developments for investors.

"The current climate of rising interest rates, tightening rental markets and land shortages continues to make the residential property market attractive to investors."

The Christian charity Anglicare said the rate rise would force more low-income individuals to the bottom of the rental market.

"The increase in demand for rental property causes rents to rise and this forces people on low incomes into poor quality housing," said Anglicare's director of community care Ian Jackson.

It would also put a further strain on community groups helping people cope with paying bills and buying groceries.

"The reality of this situation is seen in the increasing numbers of people accessing emergency relief through Anglicare in areas of socio-economic disadvantage," Mr Jackson said.

"The profile is young, many under the age of 35, with young women and children escaping domestic violence (as) a common theme."

我就注意到两所出租房子,在网上挂了好长时间一直没租出去,看价格反而涨了。
