钟太太在上周末拍卖到的房产前留影
据今天出版的《悉尼晨锋报》报道,在上周末的一场房产拍卖中,悉尼一位华人买家以$101万5千元竞拍投得位于Chatswood的一栋房产,该物业的前任屋主在2002年房价高峰时购入的价格为$123万元。新屋主钟太太(Helen Chung)对此心满意足。
这栋房产原有5卧房,但前任屋主购入后将其改建为11个卧室并出租,变成了一栋非法的寄宿公寓(illegal boarding house),遭到街坊邻居的投诉,当地市政府经查实后勒令屋主必须改回原先的结构。前屋主无法维持偿付金融机构的贷款,只好被mortgagee sale。
尽管如此,这栋房产仍然吸引了15位潜在买家注册参与竞拍,其中更有6位买家的价位超出了金融机构的拍卖保留底价,最后由钟太太出最高价投得。

钟太太希望她儿子结婚和有孩子的时候,全家仍然住在这栋房子里。
据Australian Property Monitors的预计,悉尼Chatswood地区的房价在过去一年里逆市上涨了6.8%,并在未来一年里还有可能再上升3~7%。

Windfalls for some buyers
HELEN CHUNG is one of the winners in Sydney's falling property market. The mother of two bought an 11-bedroom house in Chatswood at auction last weekend for $1.015 million - $215,000 less than what it was sold for in 2002, before the peak of the market.
The home had been used as an illegal boarding house and under council instruction has to be returned to its original five-bedroom configuration. That did not deter the 15 registered bidders, six of whom carried the price above the mortgagee's reserve.
House prices in Chatswood have risen 6.8 per cent in the past year and are expected to rise 3-7 per cent over the next 12 months, according to Australian Property Monitors.
Chung was surprised the price of the property had fallen 17 per cent since it last sold for $1.23 million.
"I am very happy because I think I've got a good buy," she says. "I really feel surprised because I think the previous owner probably paid about right for the market at the time."
The buy was an added windfall for Chung and her husband, Simon, who is overseas on business, as they had been renting and did not have the concern of selling a home during a soft market.
Chung has estimated it will cost about $100,000 to return the home to its original condition. She had factored those costs into her buying price.
Neighbours of the Violet Street property, who complained to council about the home's use as an illegal boarding house, will be hoping the price fall is not contagious.
Chung is not concerned by news that house prices in the area were unlikely to rise significantly for some time.
"This house is for the long term … so even if [the price] doesn't go up, it won't bother me because I have to have a place to live," she says.
"The most important thing for me was finding a home in the area on a large block of land."
Chung hopes that when her sons marry and have children, their families will also live in the home.
