悉尼房租继续飙升 最多可能每周涨$150元
据2月11日出版的《The Sun-Herald》报道,悉尼的租房危机正日益恶化,房租继续上涨,到今年年底,近市区一些热门地区的房租最多可能每周上涨$150元!
周六开放日,悉尼Leichhardt一处2室出租房竟然吸引了近100人前来看房。
地产代理公司Richardson & Wrench表示,在该房广告上网后,共被点击3000多次,公司并接获250多个有关租赁该房的咨询电话。
Raine & Horne公司总裁Angus Raine说,尽管一、二月份是传统上一年里最忙的月份,但目前租房市场真可以用“危机”来形容,预计这种状况将至少持续两年的时间。
他说,如今悉尼的出租房空置率已降至1.5%的20年新低,一个出租房开放日吸引30~40拨看房者的现象并非不同寻常。

SYDNEY'S rental crisis hit home yesterday when up to 100 people queued to inspect a single property.
Richardson & Wrench Leichhardt received more than 250 calls from would-be renters of the two-bedroom half house in Wetherill Street, while its internet listing received more than 3000 hits.
The frenzy illustrated the predicament faced by renters, with agents warning the city's lowest rental vacancy rate in 20 years could push up weekly rents by as much as $150 by year's end.
Property manager Santos Salfaro said most rental properties attracted 40 to 50 website hits, and "eight applications were more than enough".
But when he locked up the property following the inspection, 20 applications had been lodged and a further 30 issued.
"This happens to be in a great location, it's 50 metres from Norton Street, it's cute and has a lot of character," Mr Salfaro said. "At the same time, it's not the newest property. You're only getting half a house for $270 a week."
Many people walked away disappointed, not only because of the huge crowd. "It's not very nice, but we still put in an application," friends Lee Bush and Nicci Barnes said.
"We've got three weeks to find something and it's going to be hard. We're going to visit about 10 properties today and each place has been absolutely packed.
"We came here because the rent is cheap, it's got two bedrooms and it's in a good location."
Sydney University PhD student Moira Williams said the rental market was tough. "I've been looking for three weeks, but it's hard because I have a dog and I'm a student," she said.
Raine & Horne chief executive Angus Raine said that, while January and February were traditionally the busiest months of the year for property managers, the rental market was "in crisis" and would remain that way for at least two years.
Mr Raine said Sydney's 1.5 per cent vacancy rate was the lowest for 20 years. It was not unusual to see 30 to 40 groups at an inspection.
He said tenants, particularly those living close to the CBD, could pay up to $150 extra a week in rent by the end of the year.
Cashing in on the demand
- Sydney's vacancy rate has fallen to 1.5 per cent.
- It takes an average of six weeks to secure a lease.
- House and unit owners are charging "catch-up" prices to make up for lean times.
- Landlords are increasing rents by up to 15 per cent when they re-let properties.
- Average rents in popular suburbs such as Surry Hills increased between $10 and $40 a week in the 12 months to December 2006, Australian Property Monitors said.
