合同不续约 中介还要收费合理?

仓库4月就已经到期, 中介要求续约2年而且继续涨租.  我提出不签合同改month by month.  中介和房东沟通后说如果撤场由原来提前1个月通知, 改为3个月. 我们也同意.  但现在中介要求我们支付900刀额外费用, 说当时已经准备了合同, 就算我们不签这个费用也要支付.

请问这是哪里来的条款? 不签都要收费?  而且合同我并没有要求他们准备.  所谓合同我看过和旧模板完全一样, 只是改了金额 和 日期.  
fair trading 是否有条款? 而且中介压着2个月bond, 万一离场这钱是否会被扣?

房东前几天过来见面, 对我们也是满意; 2年来从没有任何维修, 都是准时交租.  中介啥也没做, 只收费.
房东自己都说, 换一个租客他要支付中介费, 和空档期; 起码8000没了.

We understand you’re a month to month tenant but this is a lease preparation fee.
This lease preparation fee is to be paid by the tenant being yourself.

This is currently outstanding and as the tenant you are to pay this fee not the owner.

中介说他准备了合同,  就是不签都要收费.  我们已经回复不支付这900费用, 请问fair trading是否有相关条款?
重点是房东都默许我们month by month, 并不希望我们离开.   中介想要钱, 出这个馊主意.

合同上写2+1, 但中介等过了2年就要求我们签订新租约, 说到期前我们没有申请续租1年;
其实中介存心不通知我们就是等过了2年再签合同,或者换租客; 他们才有钱赚.  
当时签订合同留底中介都没有给我们一份. 我们都忘记了几时到期.  

这钱我们不会支付, 现在都month by month; 就怕到时离开对方从bond扣下这笔钱.

1. bond 是约束你和房东之间的关系， 和中介无关， 中介无权扣bond， 除非房东授意中介 去通知 政府， 并且 房东需要提供具体扣bond 的原因

2. 现在中介要求你付900， 他们需要和你之间有合同，  而你应该只和房东之间有合同， 那就是看你当时签的合同是否有条款说 由你来支付相关费用

新签合同肯定会有这个lease fee这个合理,  现在不签都要收, 就不合理;   而且没有任何条款说这个.

那你就让中介支出 “哪个合同的哪个条款写了这个钱是要我出的”
