Brisbane riverside property booming

A rush of buyers into riverfront property in Brisbane's mortgage belt has sent property prices soaring.
The quiet and leafy curves of Brisbane's outer river suburbs have become popular with families and investors keen to own a part of the waterfront dream without paying inner-city riverfront prices.
Suburbs in Brisbane's southside, such as Yeronga and Tennyson, have appreciated enormously in the past 12 months, says Brisbane River specialist Josephine Johnston-Rowell, an agent at Johnston Dixon.
"I predicted this earlier in the year and, sure enough, the area, particularly Yeronga, has been overwhelmed by demand from buyers wanting properties on the river," she says.
"When you compare it to somewhere like Bulimba, it has been, and still is, extremely good value."
Bulimba and Yeronga are both five kilometres from Brisbane's CBD. The cost of a luxury house on the river at Bulimba can reach about $7.5million but a similar property at Yeronga still goes for about $5million.
"With the completion of the Green Bridge linking Yeronga to St Lucia and the University of Queensland, as well as construction of Queensland's new state-of-the-art tennis centre at neighbouring Tennyson under way, Yeronga prices will soon catch up to Bulimba," Johnston-Rowell says.
Brisbane riverfront property has had a prosperous year. The average property increased 10 per cent in 2007 but riverfront properties increased by about 19 per cent, according to research by the Johnston Dixon property agency.
Further along the river in Brisbane's western suburbs, areas such as Chelmer have achieved record prices this year.
Agent Jason Adcock says Chelmer has gone "crazy".
It was only a few years ago people could buy in the outer suburbs for less than $1million.
"I think people have really seen the value in these areas this year," he says. "In Chelmer we're talking big blocks of land - anywhere from 2000 to 3000 square metres - with massive river frontage and really beautiful modern homes.
"Average prices for riverfront Chelmer are now around the $4million mark but I've seen top-quality Chelmer properties go for $6 million to $10 million."
Chelmer, seven kilometres from the city, is famed among Brisbanites for its wide jacaranda-lined streets and grand Queenslander homes.
It is surrounded by prestige private schools and has excellent transport links to the CBD.
It is also five minutes from Indooroopilly Shoppingtown, one of south-east Queensland's biggest shopping centres.
Adcock names Jindalee and Westlake as bargain hot spots for those wanting a mansion on the Brisbane River. They are 11kilometres and 14kilometres from the city respectively but have good transport, shops and schools.
Entry-level riverfront properties cost about $1.6 million. About $2 million gets an exceptional property with six bedrooms on a 1500-square-metre block with a pool and a pontoon, Adcock says. |
