我也揣摩着应该有什么特殊的道道,不过不懂这个木头有那么值钱吗,搞得鬼佬乱抢一通。请高人指点。

想起了前两个星期Ray white Blackburn拍卖的 53 mill avenue, forest hill, 456K。530M2 land。340K起拍。

之前不到1个月Ray White Blackburn卖掉了51 mill avenue, 420K。当时应该patricb也在。那时候我还觉得 ...

是啊,其实中介帮客户卖个高价,多收佣金倒在其次。更重要的是,榜样的力量是无穷的,吸引更多委托的卖家才是要紧的利润来源。

按照800多平方算,500多一平方好像也还行啊,不过地段稍微偏了点

估计木头单价很高,现在的房子用料比以前差多了。

又仔细看了一遍广告,注意到a rustic Blackwood kitchen beside the meals area
其实我一开始也猜过厨房的橱柜是否用料特殊,但也想象不到这一厨房木头能如此提升房价?

不知是不是这种木头?(一开始查中文的,结果不是黑木瞳就是黑木崖,气死)

African Blackwood

The dense, lustrous wood ranges from reddish to pure black. It is generally cut into small billets or logs with its sharply demarcated bright yellow white sapwood left on to assist in the slow drying so as to prevent cracks developing. Good quality "A" grade African Blackwood commands high prices on the commercial timber market. The tonal qualities of African Blackwood are particularly valued when used in woodwind instruments, principally Highland pipes, clarinets, oboes and Northumbrian pipes. Furniture makers from the time of the Egyptians have valued this timber. A story states that it has even been used as ballast in trading ships and that some enterprising Northumbrian pipe makers used old discarded Blackwood ballast to great effect.

Due to overuse, the mpingo tree is severely threatened in Kenya and needing attention in Tanzania and Mozambique. The trees are being harvested at an unsustainable rate, partly because of illegal smuggling of the wood into Kenya, but also because the tree takes upwards of 60 years to mature.

前几天看报纸说,拍卖成交价超出起拍价的10%,是属于犯法的。也就是说,中介不能随便压低起拍价以招徕更多的人参拍。但是,现在看起来,超过10%是简直不算什么的。

我们这个区的拍卖很有意思没有低价,谁都可以出价,因为中介不在乎起价,只在乎最高价,只要最高价>房主的理想卖价=sold

回头再仔细一想,这条法律实用性还真有限。。各位tx体验下这个场景:
一个50w的房子即将被拍,拍卖师宣布拍卖开始,某某人立刻喊出55w,秒杀其他竞争者,拍卖结束...晕。。成抢答比赛了。

其实法律并不是规定拍卖不能超过底价的10%,而是禁止中介以明显大大低于市场合理价格的asking price来吸引客户,并造成一种交易火爆的假象,也就是所谓的underquoting.
试想,作为专业人士的房屋中介如果只是偶尔有一套房子成交价格大大超出底价,可以理解为判断不准,如果整个市场上到处都是超出底价10%或20%以上的成交价,就一定让人怀疑中介的职业道德了。
刚刚正好看到一片文章,连维州CEO of the Real Estate Institute of Victoria都承认这种不正当行为的存在了,并说只有那些“天真“的客户才会相信广告价格。

Unrealistic quotes raise hopes and waste time

BRUCE Campbell and Leigh Svendsen are fed up with losing time, money and energy because of underquoting in the Melbourne property market.

Every weekend for the best part of three months, the professional couple has joined the throng of people traipsing through open houses in search of a suitable home.

They have set their hearts on two properties in their price range and spent hundreds of dollars on building inspections and legal fees in order to bid, but both properties sold for well above the initial advertised price. A two-bedroom home in Yarraville was initially advertised for $430,000-plus. They made an offer of $460,000 but were rejected. The advertised price was raised to $450,000-plus but it was passed in at auction for $487,500. The following week it was advertised for private sale at $515,000, a clear sign, according to Mr Campbell, that it was never going to sell for the initial quoted price.

"I resent having to waste my time and money on reports and solicitors for a place when the price advertised is not realistic," he said.

Last week The Age reported that Melbourne properties were selling on average for 20 per cent more than their quoted prices. Real Estate Institute of Victoria chief executive Enzo Raimondo said that this was reasonable because of a stronger market.

Biggin & Scott senior auctioneer Mark Basilone, who sold the Yarraville property, said the agency had acted in good faith and lifted the quote to reflect market demand. He said the quote was fair because it was within 10 per cent of the reserve, set by the vendor before auction at $495,000.

But Mr Campbell and Ms Svendsen have since bought historical real estate data to analyse trends.

They flatly reject the argument that a hot market is inflating prices beyond agents' initial expectations. Mr Campbell said the data showed the high selling prices were in line with other sales in the area, and both said agents knew when their quotes were too low.

"They tell you, if you ask them, that a house is going to go for more than what it's listed at," Ms Svendsen said. "It can only be about getting you in the door."

对啊,我也有同感.我们这个区有不少auction最后的成交价高出OPEN PRICE很多,15%都是小意思了.甚至一些PRIVATE SALE,中介先登出个很低的价钱,然后N多的人去看INSPECTION,大家竞相出价,成交价也高出很多.甚至最后的成交价高出25%.浪费时间,感情和精力.
