我看新的上面,前面set back 好像要求是8M. 然后楼主所说的车库必须再往后1M, 那如果前门和车库想要一排的话,那意思是不是总体就要SET BACK 9M了?
No. It just means 前门和车库想要一排 is not allowed, no matter how much you setback from the street.
另外,后院最小要求75平的话,是否可以理解成。一块规整的地,有17.4米宽。 那后院有块区域留有4.3米长就可以了。 然后后院SET BACK 要求5米的话, 像现在常规造房公司造的 Double Storey房子的话都够了吗?是否还要再SET BACK MORE?
Not really. because the min. size of secluded private open space (SPOS) should be 5m, so 4.3m doesn't work.
However if you ask those big companies to build display house, maybe 4.3m is OK, normally they needn't 100% follow the requirement, as they could get building permit much easily than others.
不是拐角地的话,两边的车库和邻居的距离有没有其他规定。
depends on the location, normally just follow the general side setback requirement, however if you had neighbours at south side and their house is very close the boundary (<3m), additional requirement applies.
最后再问一下,楼主千万别嫌烦啊 呵呵。 旧政策和新政策上,NRZ4 ZONE对造新房的要求到底变化了多少。老政策哪里有看吗? 我还在想是否现在马上申请还是以后再说。因为我不打算分割。但打算重造一套。
At this moment there is no NRZ 4 in Monash, and I don't know your current zone, so I have no idea.
All in all, in you case, it's much unlikely you need Council approval, just contact the builders on your shortlist (Metricon, Porter Davis..) for further information. I reckon when you could start doesn't depends on the council policy, but on your financial plan...Good luck.
