星期六看满意了套townhouse, 物业每季度才四百多,三个房间,两个车库,又是2013年的新房,非常喜欢。本来昨天要交定金了,律师说我们今天还是买个 house building report 吧,我说有必要吗?三年的新房,还在保修期中,不知道他神通广大,从哪里弄来屋主前年做的 house defect report, 不看不知道,一看吓一跳,原来屋主入住半年后就发现房子有问题,做了份defect report, 想和建筑商打官司,要赔偿不知什么原因被拒,就放弃了,屋顶甚至有破瓦,瓦片的安装也是很业余,所以会漏雨不断,还有其他问题就不列举了,不舍中只好放弃,同学们有时候我们不要太相信自己的眼睛,花点钱买个report还是必要的。

1. ]he roof flashings to the patio roof are incorrectly installed. the flashings have not been installed into the brickwork and can allow water penetration.
2. the roof gutter joints are leaking to the dwelling and will require repairs .
3. the rainwater tank has been installed against the wall with no gap to allow for a termite inspection zone.
4.the patio stair tiles are uneven and grout is missing to the tiles.
5. the drill hole to the brick wall under the clothes line will require sealing.
6. strong smell of gas was evident around the meter and to the subfloor space. there appears to be a gas leak.
7. the eastern wall of the garage has hairline vertical cracking below the window due to settlement.
8. the downpipe spreader over the patio roof has a poorly installed and will need upgrading. |
