考虑买房，研究了一下坛子里的帖子，特别是VILLA同学关于校区排名的精华，有一疑问：既然有那么多所好学校，为什么大家的讨论很多集中在glen waverley，mt waverley地区呢？为什么不同时考虑下别的校区呢?

另外，那么多的学校到底都在什么地方呢？墨尔本新猫，请各位tx多指教:si91

说起学校，只要有孩子的人都关心，我也曾经想去ringwood那里买房子，后来放弃，其实大家都可以发现，只要是华人聚集的地方的高中，成绩都不差，说到底，还是华人对子女要求严，那么可否说，如果华人的子女到一个成绩不好的高中后，该高中的成绩就会好呢？

那么后来买了哪里呢？ringwood不好吗？

我当时准备购买第二套，ringwood还好，不过相中的都是30＋。我第二套房子已经放弃了，感觉最近2个月，房价又涨了，已经超出了我的预算

如果预算40万，希望有个学校好一点的，能有3房吗？如果了两人都在city上班，有些什么地区可以考虑？

可能还是和所谓的“性价比”有关。

榜单内一些公立中学校区所在的区域平均房价高得令一般家庭根本无法承受，比如Kew、 Camberwell...

今天的《Melbourne Herald Sun》就有一篇关于这两个区房价的报道：它们所在的Boroondara City房价超过$100万的豪宅数量甚至超过了Toorak和South Yarra所在的City Council区，成为百万豪宅最多的区域。


因此，除了Mt Waverley/Glen/Doncaster/Doncaster East等华人相对比较集中的区之外，如今，3月初火车取消了3区的Vermont、Ringwood等区也显得性价比不错。

Boroondara's in the money

CITY of Boroondara homeowners are more likely to own $1 million-plus properties than those in any other municipality.

Boroondara, which includes Camberwell and Kew, has pushed aside rival Stonnington, which takes in Toorak and South Yarra, as the area with the most $1 million-plus properties.

Valuer-General figures show last year's revaluation of the state's property prices shot Boroondara into the No. 1 spot.

It now has 5908 properties worth $1 million

or more, compared with 5634 in Stonnington.

Land Victoria said Stonnington topped the list after the 2004 valuation, with 5515 $1 million-plus properties compared with Boroondara's 4403.

The revaluation pushed 1500 more properties into the $1 million-plus category in Boroondara.

Stonnington still leads when it comes to residential properties valued between $5 million and $10 million -- 105, compared with seven in Boroondara.

Second in this range is Mornington Peninsula with 51 properties.

Victoria has 22 residential properties valued at more than $10 million, 15 in Stonnington, three in Bayside and two each in Boroondara and Mornington Peninsula.

Bayside recorded the second-biggest increase in the number of residential properties valued at $1 million or more, jumping 1098 from 3191 in 2004 to 4289 in 2006.

Outside the Melbourne metropolitan area, Greater Geelong has the most residential properties valued at $1 million or more.

Surf Coast's $1 million-plus properties rose by 111 to 284.

There are 26,710 residential properties in Victoria worth $1 million or more.

想看东面的房子，从blackburn，nunawading, mitcham, heatherdale, 到ringwood一段，不知道这几个区大家觉得怎么样？

同时还看了下vermont,vermont south的房子，请大家看看下面一套房子，看上去挺漂亮呀！

就是再city上班，路上单程1小时已经够呛（lg几乎每一天不加班，通常都要8，9点下班）1个半小时简直就是极限了呀！哭！

买到doncaster来吧，eastern freeway一般情况20－25分钟到city

在city上班，尽量考虑在火车线附近~~40万预算，兼顾小学的话，考虑ringwood是不错的选择
不过8,9点快车没了，路上要长点~也许可以在离city近点的地方买个unit，如果是小家庭的话

，停车费~~~~再说在doncaster 40万的预算买房比较困难

因为没有小孩，所以小学起码是n年后的事情， 暂时不考虑都可以
就是想买house~~~

请大家给建议啊！

西边雨说的对，建议考虑以后孩子上学，40W的预算，还是ringwood了。

这几个区只有mitcham 和ringwood值得考虑吗？

另外，doncaster, templestowe , templestowe lower，这三个地方除了没有火车，有值得考虑的学校吗？（lg问）

楼上的房子不错的说，在vermont可能得加足10%才能拿到。

lz这个房子不错，离mitcham火车站开车也不过5-10分钟。感觉mitcham 的房子还是稍贵于vermont.

haha刚刚接到电话offer，下礼拜开始也要上班了，同在city。不过电话里说先得干3天看看行不行，然后才进入正式阶段  之前过了2轮面试，迟迟没消息，打电话过去问，居然说是因为考虑给另外一个position,不是原来申请的那个了:si51 不过，反正，怎么说，都是差不多的活，好消息，先自勉一下，希望顺利通过前面3天考察期:si126

BENTLEIGH不错的，是1区，火车汽车都很方便，到海边也近，到CITY也近。

能够提高多少呢？就是不想影响生活质量阿。当初lg一人上班，我就每天泡在足迹上，就是没敢看房子，怕风险太大，风吹草动，日子不好过了咯:si130
