悉尼公寓楼建设进入繁荣时期  






11月4日消息  悉尼新建别墅(house)数量持续下跌,使得人们对公寓式建筑与别墅对比量的关注升温。

在其它主要首府城市,除了达尔文和堪培拉,别墅的建房许可批准数量比公寓楼批准量一般高2到1倍。

但是在悉尼这种情况恰恰相反。去年公寓楼的批准量比别墅高两倍左右。

九月份,悉尼新建别墅批准量仅为449套,相当于墨尔本批准量的三分之一,比阿德莱德也要低很多。

相比之下,同一时期,超过1000套公寓被批准建立。

目前,新州政府正在考虑把房地产发展权从各区政府那里收归到州政府手里。

《悉尼晨锋报》的消息说,如果这个计划实行,可能会引起一场政治风暴,因为目前很多区政府和小区组织对人口密度过高问题非常关注。

对于首次购房者来说,居住在高密度人口区域的可能性更大。

2005-06年度,超过四分之一的首次购房者购买了半独立式房屋,低层单元房或公寓房,而这一比例在1994-95年间为15%。

同时,首次购房者如果购买别墅,通常都是10年以上的老房。购买新别墅的人的数量过去10年里从23%下降到了14%。

根据RP Data-Rismark最新数据显示,悉尼公寓房价格上涨了9.9%左右,目前均价为$416,000。别墅价格上涨幅度稍低,大约涨8.7%至$509,700。

但是如果央行下周三再次调高利率,对购买者信心会造成进一步打击。

对初次购房者的调查还发现,很多年轻一代,虽然收入很高,但是更倾向于租房而不是买房。收入在前10%的年轻人有一半打算租房。

很多人不打算结婚或者要孩子,因此他们更倾向于住在合租的房子。

THE prolonged slump in Sydney's housing market has created a growing concentration of apartments compared with houses.

In every other capital city, with the exception of Darwin and Canberra, housing approvals outnumber apartment approvals by more than two to one.

But the situation is reversed in Sydney, with twice as many apartments as houses approved last year, Bureau of Statistics figures show.

Sydney councils approved just 449 new houses in September, less than a third of the approvals in Melbourne and fewer even than in Adelaide.

In contrast, more than 1000 apartments were given the nod in Sydney.

The figures underline the sensitivity of a plan being considered by the State Government that would see it take control of residential development approval from councils.

As the Herald reported, the plan could create a political storm if used to increase the rate of apartment construction, with many councils and community groups concerned about the shift to more high-density living.

First-home buyers in particular are increasingly likely to live in high-density homes, a separate snapshot of Australian households by the bureau found.

More than a quarter of first-home buyers lived in a semi-detached house, terrace, unit or apartment in 2005-06, up from 15 per cent in 1994-95.

But the move to higher-density homes did not necessarily mean sacrificing bedrooms, due to the larger size of semidetached houses being built.

The average number of bedrooms in a medium- or high-density first home rose from 2.2 to 2.6 over the decade.

First-home buyers were also more likely to opt for an older house than a decade ago, with the proportion buying a newly built home falling from 23 per cent to 14 per cent over the decade.

The shift to apartments comes amid a 9.9 per cent jump in the value of apartments in Sydney, taking the median value of a flat in the city to $416,000, the latest RP Data-Rismark figures show.

Housing values rose less, climbing 8.7 per cent to $509,700.

But further interest rate rises could dent buyer confidence, with new credit figures interpreted by economists as giving another "green light" for a rate rise next Wednesday.

Business lending grew at its fastest pace in nearly two decades in September.

The survey of first-home buyers also unearthed a new breed of young, high-income renters, apparently renting by choice. Despite their high incomes, nearly half of young people in the top 10 per cent of income earners were renting, the survey found.

These high-income renters held an average of $26,000 in shares and one in six owned another property they did not live in.

They were less likely to be in a couple or have children, and more likely to be living in share households.
