While NSW has far the greatest concentration of mortgages in arrears, Victoria runs second with 1.75% of mortgages at least a month in arrears - most of it, it seems, in Melbourne's outer suburbs, particularly in the south-east and north-west.
Hampton Park (postcode 3976), just south of Hallam, has the highest arrears rate at 4%. Craigieburn (3064), on the other side of town, has the second highest concentration of strife with 3.8% of mortgages in arrears, with Beaumaris and Black Rock (postcode 3193) an unlikely third with 3.7% of mortgages running overdue.
Beaumaris was an exception. Overwhelmingly, the highest arrears rates are in outer suburbs such as Cranbourne (3.6%), Pakenham (3.4%), Bacchus Marsh (3.2%), Deer Park and Caroline Springs (3.2%), Wyndham Vale (3.1%) and Coolaroo (3%).
There are also growing problems in the middle-western suburbs such as St Albans (3.2%) and Sunshine (3%), in northern Geelong (Corio 2.9%, North Geelong 2.7%, Lara 2.5%) and regional cities such as Shepparton (2.5%), Bendigo (2.4%) and Wodonga (2.1%).
By contrast, the areas with minimal mortgage arrears tended to be well-to-do eastern suburbs or the newly gentrified inner-western suburbs.
Camberwell had the lowest arrears rate, with just one in 1000 mortgages running late, and a similar ratio applied in Vermont and Footscray. Even in St Kilda, the home of the unconventional Melburnians, they are conventional about making payments.
Not one Melbourne postcode is in Australia's 25 most in arrears. Of the top 10 areas in trouble, eight are in western Sydney, one in Wollongong, and one (Helensvale) on the outskirts of Brisbane. Of the top 25, 22 are in NSW and three in Queensland.
