今天从银行拿来了contract, 厚厚的大信封里面一堆东西, 好容易大概其知道什么是什么了. 现在有些问题细节问题拿不准, 上来问问大家. 先对这些问题心里有点数了, 再去找阿三homeloan manager 去 confirm吧.
我的情况大概是, 贷款264000, 打算interest only还贷, rate 7.47% (0.85% discount), Rocket Repay Homeloan, 395年费, 没有其它ongoing fee和initial fee
问题
1: The interest rate discount(s) will apply for the period(s) specified unless the Lender varies or discontinues the discount(s) (which it has the right to do without our consent) -- 就是说银行方面可以随意调整discount和rate了? 这个合理吗? 还是这是标准的合同内容?
2. Loan Term: 10 years
-- 怎么是10年? 申请的时候是30年呀? 难道是指10年的interest only? 还是说真的搞错了?
3. interest, fees and any other applicable government charges with your final payment on 20 Oct 2017 of $265,620.88
-- 这个数字怎么出来的? 另外问什么final payment日期是20 Oct? 我预计的settlement日期是16 Nov呀.
4. Payment Due Date(s): The first payment due date will be one month after your loan account is opened ...
-- 这个日期怎么理解? 我的loan manager说我去签合同的时候, 就会给我开offset a/c和信用卡, 难道是指开offset a/c那天后的一个月? 还是指settlement那天后的一个月?
5. Government Charges: Mortgage registration fee - $90, transfer/conveyance registraion fee - $90
-- 这两个费用大家都交的吗?
6. POSSIBLE FEES AND CHARGES: default notice fee - payable on the date any default notice is sent to you... $85
-- 这个是什么fee? 这个notice是啥? 多久交一次(来一次notice)? 可以不交吗?
7. document handling fee - payable when the Lender deals with the mortgage document or title document( for example, if ... or a discharge of mortgage is reqired) $150
-- 这个是指, 贷款结束时还要交150刀吗? 没天理了, 我都交年费了呀 ...
8. information fee ($1/minute) - payable when you or any guarantor asks the Lender for information, and the Lender gives that information in writing.
-- 无底洞呀 ... 一般会有这项需求吗?
9. account overdrawn fee - payable each time the Lender honours a transaction initiated by you resulting in the balance of your loan account exceeding the current limit

-- 这个彻底不懂, 什么时候会有这种情况发生
10. Discharge settlement fee $ 250
payable when the Lender deals with the mortgage document or title document and the dealing involves the settlement of a transaction (for example, settlement of the sale of the mortgage property or any part of it)
-- 这个也不懂
11. Government Charges - discharge registration fee $90
-- 这个不懂
12. If our loan is an Interest Only in Advance(IOA) loan, you'll need to pay the IOA amount before you draw down the loan. The IOA amount cannot be deducted from your loan proceeds.
-- 这个IOA就是常说的Interest Only吧. 这个费用里有一项是给Stamping Charges Account($997), 如果我是首次购自住房, 这项就不用交了吧
13. 假如我签了合同, 但是settle出了问题并且导致最终撤出房屋买卖, 那这个贷款怎么办呀? 会不会被charge费用呀? 或者我之前(上面那个问题里)交的钱就那不回来了吧?
14. 没看到在哪里制定还贷方式呀? 只有在Direct Debit Request/Loan Repayment那个表格里, Section C里有这样的选项:
Would you like to pay more than the minimum repayment?
Fixed Extra Amount (指定数额) 或者 Fixed Total Payment Amount (指定数额)
15. 如果签合同那天就能拿到offset a/c, 那么我往上面存钱, 会有利息吗?
大致就这些问题了, 见笑了, 像个小学生一样, 呵呵. 说实话现在有点后悔了, 还不如当初找个华人给做贷款哪, 至少交流方面没问题呀 ... 唉, 当初一看给了0.85%的折扣就乐昏了头 ~~~
