advertising fee $99 (I remembered it was $99 when I advertised my property with them) on one go, your property will be listed on realestate and domain , and several other websites.

service fee is $19 per month during the tenancy.

that is all, no hidden cost

I got rental payment notification email from CUBBI by using CUBBI payment, which perform direct debit from tenant's  account.

no fee applied to the tenants or landlords. they do not charge me anything, nor my tenant.

It takes 3 business days to clear before you’ll see it in your account.

We’ll let you know when it’s cleared.

我就是遇到烂中介再先，所以决定自己干，虽然没自己打理过，没有谁往下生就会管理出租房子，就需要花时间学习本地规则和前人经验 , 并不是想象中那么难, 按照步骤走就少出错。

自己能直接面对房客，是不是好房客，自己心里也能感觉得几分了，就像找对象有点类似，自己见到对方是不是比较好，而不是让朋友或父母代理帮忙见面

可以自己管理，中介的最大作用其实就是在与他们有相对比较专业的知识来处理一些棘手的事情。

I think the $19 is the commission fee your pay CUBBI, just like you real estate agent taking 6% or 7% of your weekly rental.

And do they do the management for you? chasing the rent,  arrange the maintenance.

I think it is better to understand the context meaning of ' self-management ' they term in their website,  they do NOT manage property for you ,  you have to manage it yourself, you have to arrange maintenance yourself with your landlord or building insurance .  they do follow up the rent collection for your  at your own choice with CUUBI payments.     I think it is a good deal, in particular for people enjoying DIYs

every thing all starts with finding a good tenants.  

Just think about the fact that one agent manages 50+ properties or more, how come they have enough time to care about those rental properties in time?  I think they focus more on selling properties not no managing rental properties.

the rental payment of the month has reached my account.

it is good to use CUUBI payment to collect your rental from tenant even when you are away for holiday. you can feel peace of mind, do not worry about how to get you rental payment.

为什么不能让租户直接打钱到自己的账号，要一个中间账户？不懂求教

学习了，真专业，等我这个租客结束了，我就开始自己用cubbi租。

原因在于，用CUBBI payment(房东访客都是免费的),可以直接从房客账号上拿钱，不需要人工干预，在快交房租之前，他们系统还会给租客发提醒，也给房东发提醒，同时生成lender,双方都有记录，我觉得最重要地方是他们能提醒房客交房租，保证账号上在direct debit当天有钱

They actually call promise pay payment gateway API to process the payment for you, there should be no middle ware account.

自从出租以来，房客一直按时交房租，人家把房子搭理得比我们还在那里住的时候还有利索整洁，草坪护理得比我还好

CUBBI payment 每月都自动从房客账户提钱放到我的账户，很省心省时间。

I am not 100% sure, but I think the answer is yes, you can cancel it anytime you want.

you can talk to the CS guy there, you should get what you want from them.
