Today has been one of the strongest auction days this year, the clearance rate remained above 80 per cent for the 18th weekend in a row and stock levels were very high for the year.

Today there were 674 auctions reported to the REIV of which 435 sold at auction and 119 sold before. There were 116 homes passed in, 67 of those passed in on a vendors bid. This resulted in a clearance rate of 83 per cent.

Next week another record number of auctions is scheduled, with just under 900 presenting plenty of choice for buyers. The week after is grand final weekend and a comparatively low number of auctions are scheduled.

This weekend had the highest number of auctions scheduled since 25th October 2008 when 942 homes were offered at auction and 53 per cent sold. The clearance rate this weekend was 82 per cent, which clearly represented a substantial improvement on last year and was even an increase on the year to date clearance rate of 81 per cent.

The Melbourne auction market has now recorded 19 weekends in a row with a clearance rate above 80 per cent and is matching the 2008 market performance since July.

There were 821 auctions reported this weekend, of which 528 were sold, 147 sold before and 144 passed in. Of the auctions passed in 82 were passed in on a vendors bid.

Next weekend the number of auctions drops due to the AFL Grand Final.

There was a total of 135 auctions reported this weekend. Of the 135 reported a total of 113 sold and 22 were passed in, of those 10 were passed in on a vendors bid.
The auction market picks up again next weekend with 500 homes going under the hammer next week and nearly 700 the weekend after.

我也考虑同样的问题。
我最怕的是在澳洲买了房,这里的气候变的让人能以忍受的酷热+干旱+没有足够的引用水,
如果人都想搬离这里,房子哪有什么升值或保值只说??

我看澳洲大部分出租屋房子都是租给了外来人口. 如果外来人口都回流了或不来了,房市就难说了.

认识好多留学生,都在做最后的挣扎,如果再考不了4个7,就真得回国啦。。。
他们现在有的拿旅游签证,拼命念雅思,有的拿过桥签证,拼命找有身份的假结婚。。。挺痛苦的。。。

There were 490 auctions reported to the REIV this weekend of which a total of 414 sold, resulting in a clearance rate of 84 per cent.

The result this weekend added further weight to the REIV's September Property Update which showed the median price of a house had reached a new high of $520,000. Melbourne's increasing population combined with low interest rates and financial assistance for first home buyers has resulted in buyers facing strong competition to secure the home that they want and ultimately, higher prices.

Of the 490 auctions reported there were 81 passed in, 46 of those passed in on a vendors bid.

The REIV is expecting a mild increase in stock levels over the next two weeks with over 1200 auctions expected.

请问下,上面的CLEARANCE 报告,UNIT是归在FLAT/APARTMENT里面还是HOUSE里面?

跌了就可以用现有的资金买多些房子,涨了已经买的房子也升值
但是结局来说,跌了最好。越跌现有的资金可以买的房子越多,持有货币增值,购买力更强。但是世界的大趋势就是货币贬值,所以我们拥有的房子会增值下去,而持有和将来会赚的货币就贬值下去,但所持有房屋的升值价值是敌不过货币现金的贬值价值,整体购买力削弱,部分钱变相化为乌有

The residential auction market recorded a result broadly in line with the overall performance this year, suggesting that increases in interest rates have already been included in purchasers' expectations.

There were 599 auctions reported this weekend, of which 492 sold, resulting in a clearance rate of 82 per cent. There were 107 homes passed in, 54 of which were passed in on a vendor bid.

There are a similar number of auctions scheduled next week.

3,        利率和汇率的上升。
澳洲的利率基本确认走出下降通道,今后几乎肯定要升,现在只是在讨论何时升怎么升的问题。经济转好,通胀压力增大,利率上升不可避免,自然会影响贷款能力和购买力。另外经济转好,也意味着澳元可那走强,对境外投资者也是个抑制。

This fortnight before the Melbourne Cup has the most auctions
scheduled this year and results from today show that demand remains
consistent with the performance in the last few months. The REIV
expects that whilst they will not welcome increases in interest rates,
most buyers will have priced into their budget.

There were 621 auctions reported this weekend of which 498 sold resulting in
a clearance rate of 80 per cent. A total of 124 homes were passed in,
of which 75 were passed in on a vendors bid.

Next weekend there are just over 1000 auctions scheduled which may
shift the balance in favour of buyers for the first time in the last
few months.
