过去一年墨尔本东区白马市房价大涨

据8月1日出版的社区报纸《Whitehorse Leader》头版头条报道，截止今年六月底的过去一年里，墨尔本东区华人聚居的city council白马市（Whitehorse City）房价大涨，辖区内16个suburbs中共有13个房价涨幅超过20％，其中距离Box Hill火车仅两站地的Surrey Hills更飙升45.5％，房产中间价位已高达$1,171,000元，跻身墨尔本平均房价超过百万的13个最贵市郊行列。  

仅在过去的一个季度，Blackburn的房价涨幅就达29％。白马市所属市郊中，以Nunawading房价最为便宜，中间价位也达$438,500。

SURREY Hills is the new Toorak of the outer-eastern suburbs.

And it's joined the list of Melbourne's 13 most exclusive suburbs, with average house prices now topping $1 million.

Latest figures from the Real Estate Institute of Victoria (REIV) show median house prices in Surrey Hills lifted to $1,171,000 in the June quarter - a whopping 45.5 per cent increase from June last year.

Director of Noel Jones Real Estate in Box Hill, Ted Shackleton, said the property boom had stepped up a notch in the area.

``It's like a wave going through the eastern suburbs,'' Mr Shackleton said.

``People are finding they're priced out of the area they want, and are gradually heading east.

``Every auction I've done in the last two months has met or gone above the most optimistic expectations.''

REIV chief executive Enzo Raimondo agreed that Whitehorse was benefiting from buyers not finding properties closer to the city, and he expected the strong growth to continue.

The median house price in Mont Albert North was also above $1 million but the REIV says with fewer than 30 sales for the last quarter, the figures are less reliable.

Thirteen of the 16 Whitehorse suburbs experienced more than 20 per cent growth in the past year.

Mr Shackleton said he ``would not be surprised'' if Box Hill and Blackburn saw a string of million-dollar sales by the end of the year.

Blackburn experienced a 29 per cent growth in the past quarter.

Nunawading remains our most affordable suburb, with the median house price up to $438,500.

是的，七台的"hot property"。Mont Albert能在全澳排名第１０大潜力Suburb也算不容易。

11月1日消息  截止到今年9月底的最新统计数据显示，墨尔本东南Monash city council所辖各区的房产价格大幅增长，过去的一年来，Glen Waverley和Mt Waverley房价升幅位居大墨尔本各区涨幅最大suburbs的前20名。

Glen Waverley去年9月底的房产中间价是$445,000元，今年9月底则已升至$635,100元，升幅为42.7％；Mt Waverley则从$457,900元升至$645,100元，涨幅为40.9％；Wheelers Hill从 $429,500升至$587,500元，幅度为36.8％。

Mulgrave也在过去的三个月里成为市场热点之一，中价位达到$410,000元，季度升幅为14.5％，挤入墨尔本季度升幅前20名行列。

THE median price of houses in many Monash suburbs has climbed to $150,000 more than Melbourne's median house price.

Figures released by the Real Estate Institute of Victoria last week show Melbourne's median house price has jumped 13.1 per cent, or $50,000, in the past 12 months to $431,000.

But house prices in Monash have soared even higher, with Glen Waverley and Mt Waverley listed in the top 20 growth suburbs across Melbourne.

Buyers in Glen Waverley faced a 42.7 per cent price rise from September last year to September this year, from $445,000 to $635,100.

Residents looking to buy a home in Mt Waverley have also faced a 40.9 per cent price rise, from $457,900 last year to $645,100 this year.

Mulgrave has also been a real estate hotspot, with a 14.5 per cent rise from June to September this year, making it one of Melbourne's top 20 growth suburbs for the quarter.

Potential home-buyers hunting for a property in Mulgrave will now have to pay a median price of $410,000 to secure a home.

Wheelers Hill has also seen strong growth, with the median price jumping 36.8 per cent in 12 months, from $429,500 to $587,500.

REIV chief executive Enzo Raimondo said the figures confirmed the worsening affordability of housing in much of Melbourne.

我觉得西区的房子还是要慎重考虑，今年五月，一男子在路上溜狗，莫名其妙的被枪打中大腿（hoppers crossing).今年八月，一对夫妇正在家中睡觉，冲进三名蒙面持枪男子，连开三枪，把男主人双腿打残（werribee).接着这个是最近的，在princes free way上多辆交通事故，由于有人扔石子（相信走过这条路的人记得有一个过街天桥吧,laverton).中国同胞，来这里不容易，不要拿自己的生命安全作赌注。不了解这个社会状况的朋友，也不要乱出点子。说话是要负责的。

注意安全是没错，不过也不能一概而论。犯罪的例子在东南也可以举一大堆出来。西面北面数十万居民也不是都生活在水深火热之中。关键是符合自己的情况。

看来买房是道理，买东区的房是硬道理，买东区的好房才是王道，呵呵
