看了差不多半年的房子,因为各种原因错过了两套心仪的房子,终于现在有机会入手一套4年新的unit。虽然有种种的缺点,但是本着‘第一套房子不求完美’的信念,下了0.25%的小定,想着如果strata report没什么大问题,就拿下了。
谁想昨天拿到了报告,出现了如下的情况:
1。strata $488.20 quarterly还可以接受,但是Owner's Fund Balance却是-$4,111.55。看了一下,因为unit 5去年11月购买前,发现了满多问题,所以让strata修理,产生的费用,ie,Electrical Repairs, Garage door repairs,garbage repairs, insurance repairs, Intercom repairs, plumbing & drainage repairs... 尤其是intercom居然修了$1000多,而且还没修好,inspection的时候根本不能用。
2。 Builder已经倒闭,所以strata manager现在都是找保险公司修理。很纳闷为什么还有这么多strata费用,出现赤字。
3。上面提过,unit 5现在的owner(8个unit唯一的自住户)去年底在购买前做了building inspection report,发现了很多的问题,当时还通知中介如果问题不解决,要撤销offer。
关键是在report的conclusion里说到:
The incidence of Major Defects in this building in comparison to the average condition of similar buldings of approximately the same age that have been reasonably well maintained is considered: HIGH
HIGH - The frequency and magnitude of defects are beyond the inspectors when compared to similar buildings of approximately the same age that have been reasonably well maintained。
Therefore the overall condition of this Residential Dwelling in the context of its age, type, and general expectations of similar properties is below average. The Building and its parts show some significant defects or very poor non-tradesman like workmanship or defects requiring major repairs that if not rectified may result to long term, costly damage requiring reconstruction of major bulding elements.
不知道是后来这些问题都解决了,还是什么其它的原因,最后unit 5还是settle了。我现在要入手的是隔壁的unit 6,不会也有这些问题吧。
各位大虾给点建议吧,我还要买这套unit吗? |
